    How Much Does EV Charging Cost for a Florida Condo or HOA?

    Short answer: typical installed cost runs $5,000–$8,000 per charging port, before incentives. The right number for your property depends on a handful of site-specific factors — and on how you choose to pay for it.

    What drives the price up or down

    Five variables move the needle more than anything else:

    • Trenching distance from the electrical panel. Every foot of conduit costs money. A charger 30 feet from the panel installs very differently than one 300 feet away across a parking lot.
    • Panel capacity. If your existing electrical service has spare amperage, the install is straightforward. If the panel is full, you're looking at a service upgrade — sometimes a meaningful one. A site assessment confirms what your panel can support.
    • Pedestal vs. wall mount. Wall-mounted chargers in a garage or against a structure are the cheapest path. Pedestals — needed for surface lots without a wall to mount on — add the cost of the pedestal hardware and a concrete pad.
    • Number of chargers. Per-port cost generally drops as you add chargers, because the trenching, panel work, and labor get shared across more units.
    • Site surface. Trenching through landscaping or soft ground is cheap. Saw-cutting concrete or asphalt and restoring it is not. The route from panel to charger drives a lot of the variance.

    Incentives that reduce net cost

    The federal 30C tax credit has expired and should not be budgeted. FPL's EVolution Make-Ready Credit is open and provides up to $1,200 per port for Level 2 charging, first-come until the program budget is depleted. Duke Energy Florida's Commercial Charger Prep Credit covers wiring, panel, and conduit work, and excludes hardware and permits. Eligibility depends on the serving utility at the meter and how the project is structured.     Ways to pay

    • Share the revenue. Florida Chargers co-invests and owns/operates the chargers. The property pays little to nothing upfront and earns a recurring share of the charging revenue. We handle everything end-to-end.
    • Financing. Available for qualified properties to lease the electrical infrastructure and installation with no money down.

    What you actually get

    Every install is the Tesla Universal Wall Connector: a Level 2 charger with NACS and a built-in J1772 connector, so it charges every EV on the road, not just Teslas. The chargers are networked on the Tesla platform, which lists your property on the Tesla app — routing nearby drivers to your parking lot.

    On top of the hardware you get design, permitting, utility coordination, commissioning, and ongoing management: networked billing, driver support, monitoring, and on-site maintenance.
